A Q & A with the seller; this is who you really want to hear from.

What will you miss most in this house?

I will miss quiet Saturday mornings on the back patio; the huge kitchen island perfect for holiday baking and curling up with a good book in the cozy, sun-filled loft.

These are the features I have grown to appreciate while living here:

French doors off the bedroom – welcoming the outdoors in
Parking for two – it’s nice to know you, and your guests, are always guaranteed a spot.
Huge Kitchen – perfect for entertaining

These are the key features of the neighbourhood:

A diverse, welcoming neighbourhood surrounded by hidden lanes and historical homes
Close proximity to downtown – many TTC options just a block or two away
Toronto Public Library – the largest public library system in Canada within walking distance with free lectures by prominent authors, programs… and books!

Your favourite neighbourhood walk (parks, etc.)?

Riverdale Farm – a slice of rural Toronto in the city. Who can resist baby goats?

Favourite restaurants, shops, etc.:

Labour of Love – unique gifts for every occasion
Daniel et Daniel Event Creation & Catering – don’t let the name fool you. Dinner is waiting.
Royal Home Hardware – friendly, knowledgeable and bursting with DIY home owners on Saturdays.

What aspect of the home’s room layout works particularly well for you?

The kitchen is splendid – the built-in 30” convection oven helps every new recipe cook to perfection; the ceramic glass cooktop is easy to clean and the integrated dishwasher not only washes post-party pots and pans but blends beautifully into the background. The hidden back patio is also unexpected and a wonderful getaway from the hurried pace of city life.

These improvements are bound to be appreciated:

New Landmark shingle roof; 10 year warranty (2013)
Velux curb mounted skylights (2013)
Modern white kitchen with Corian counters; 25-year warranty on kitchen cabinetry (2011 by previous owner)

Any other special details or hints that you would like to share?

Cabbagetown’s history began in the 1840’s when thousands of Irish immigrants settled here after fleeing the potato famine in their homeland. To help put food on the table these first Cabbagetown residents grew cabbages on their front lawns, which is how this district came to be known as Cabbagetown.

This home is a cottage style with centre gable – one of five rowhouses originally built in 1875. The original owner was Mr. William Nicholls … you could be the next!
